Consulting & assumption path

When the right next step is not a new mortgage.

Plenty of divorces do not need a refinance or a purchase — they need a clear read on the loan that already exists. This path is for planning consults and assumption support. If a new loan turns out to be necessary, Joe will say so and you can move to the mortgage path without starting over.

Divorce mortgage planning consulting

A consult is a working session, not a loan application. Typical questions: Can this person keep the house? What would a buyout take? Is the current loan assumable? What happens to liability if someone only signs a deed? How should settlement language avoid promising a refinance that cannot close? You leave with a picture you can hand to counsel. Joe does not replace your attorney, mediator, or financial advisor — he covers the lender’s rules they should not have to guess at.

Support with a mortgage assumption

An assumption keeps the existing loan in place and substitutes the remaining borrower, when the note and servicer allow it. That can preserve a rate you would be sorry to give up. FHA, VA, and USDA loans are often assumable with conditions; most conventional loans are not. Servicers have their own queues and documentation. Joe helps you find out what your loan actually permits, what the remaining borrower must show, and how that timeline should (or should not) be written into a Colorado decree.

Tell Joe whether you are looking at a consult, an assumption, or you are not sure. He reads these himself.
